Pre-Construction:
Building Your Foundation of Knowledge
Prior to construction your group will complete four or five classes necessary
for the formation of your mutual self-help building group. You'll learn
how to work together, get an introduction to the construction process,
learn about property taxes, insurance, the loan process, financial management,
credit management and sign your loan documents. The construction phase
begins when your group's loans close and loan funds are disbursed.
"Sweat Equity"
Replaces Your Down Payment
Your household earns "sweat equity" by providing 65% of the
labor to build your home (35 hours per week during construction). Your
"sweat equity" replaces your down payment and will be worth
$10,000 to $15,000 depending on the size and location of your home. Your
"sweat equity" also lowers the amount of your mortgage
making your home even more affordable.
Step by Step Training

Even if you've never used a hammer you can successfully build your own
house. Northwest Housing Development will provide the information, training
and technical assistance you need every step of the way. Hundreds of home

your county's building inspector. You'll be happy to know that several
building inspectors have said that homes built by Northwest Housing Development
groups are built better than houses built by commercial contractors. This
is because there are so many inspections during construction and families
are building their own houses.
